Checklist for Renting a Flat or House in an Indian City
By the TownTrove team
Renting a home is one of the biggest regular expenses for most families and working professionals. Small mistakes, such as a vague agreement or an unchecked water supply, can turn into months of trouble. Use this checklist from the first visit to moving day.
Fix your budget and area first
Besides rent, budget for the security deposit (commonly two to six months of rent, depending on the city), maintenance charges, brokerage, and moving costs. Choose two or three areas based on your office or school commute, and visit them at the time you would actually travel.
Working with brokers
Brokers save time, but agree on the brokerage amount upfront. It is usually equal to a fortnight’s or one month’s rent. Pay only after the agreement is signed, and get a receipt.
Inspect the flat properly
- Water supply: timings, pressure, and whether it is municipal, borewell or tanker water.
- Dampness or seepage on walls and ceilings, especially near bathrooms.
- Working switches, fans, geyser and enough plug points.
- Mobile network and internet providers available in the building.
- Parking, power backup, lift and security.
- Taps, flush, doors, windows and locks.
Read the rent agreement
Never move in on a verbal agreement. A written and registered or notarised agreement protects both tenant and owner. Check that it clearly mentions:
- Monthly rent, due date and the yearly increase, if any.
- Security deposit amount and the conditions for its refund.
- Lock-in period and notice period for both sides.
- Who pays maintenance, electricity, water and minor repairs.
- A list of furniture and appliances provided, with their condition.
Police verification
Most cities require tenant verification with the local police. In many states this can be done online. It protects both the owner and the tenant, so do not skip it.
On moving day
Take dated photos and a short video of every room, including existing damage. Note the electricity and water meter readings. Share these with the owner on WhatsApp so there is a record when you move out and ask for your deposit back.
Common questions
How much security deposit is normal?
It varies by city and owner, commonly two to six months of rent. Whatever the amount, write it and its refund conditions into the rent agreement.
Is a rent agreement necessary for a short stay?
Yes. A written agreement protects both sides even for an 11-month stay, and many services such as address proof and police verification need it.
